How the block price is billed across your complexes
We don't send one lump-sum bill for your whole portfolio. Each complex keeps its own itemised invoice — your total block price is simply split across them in proportion to each complex's unit count, so bigger buildings carry a bigger share and small ones carry less. Add a complex or grow past a threshold, and the split recalculates automatically next billing cycle.

How does the pricing actually work?
It depends on who's managing the complex, not which features you want — every customer gets the full VulaKomplex suite. Self-managed complexes pay a flat R499/month for up to 50 units, plus R5/unit/month above that. Managing agents pay R3000/month per block of 20 complexes or 600 units across their whole portfolio, whichever threshold is reached first — billed proportionally across their complexes, and includes 10 WhatsApps/unit/month (a 25/unit extended allowance is available for +R5/unit/month).
Why is pricing different for self-managed complexes vs. managing agents?
South African sectional title law limits a self-managed (unregistered) body corporate to one complex — running several complexes without registering as a managing agent isn't legally permitted. So the two pricing paths track a real legal distinction, not just a commercial one.
What counts as a "unit"?
Any separately identifiable section in your scheme — residential apartments, townhouses, lock-up garages (if billed separately), commercial units, and storage units. Common property and unregistered units are not counted.
What are the optional add-ons?
Facility bookings, insurance claim workflows, and visitor access codes are opt-in add-ons on top of either base price, priced per complex. Smart meter reading is coming soon as a further add-on. Everything else — accounting, levies, compliance, meetings, utility billing — is included in the base price.
Is there a setup fee?
No. Onboarding is free of charge — we configure your scheme, bring across your existing data, and get you live.
Can I pay annually?
Yes. Annual billing is paid upfront and gives you 2 months free — effectively 16.7% off the monthly rate. Most customers prefer it once they've seen the platform. We accept EFT for annual invoices.
What is the UnKomplexicated guarantee?
If VulaKomplex doesn't make running your complex measurably simpler within 60 days of go-live, we'll refund your subscription in full — no questions asked.
Can I cancel anytime?
Yes. Cancel anytime with no cancellation fees. Your data is available for export for 30 days after cancellation.
What payment methods do you accept?
We accept South African credit and debit cards, as well as EFT for annual billing. All amounts are in ZAR.
